On behalf of client Mercy Housing California, ZDC’s Ileah La Vora managed the development of the $33 million “1100 Ocean” project in San Francisco. This 71 unit development was one of the first of its kind to integrated housing for transition-age youth (TAY) - extremely low income and formerly homeless young adults who have aged out of the foster care system - with conventional affordable family housing. The Project abuts the Unity Pedestrian Plaza, one of the main entrances to the City College of San Francisco, and a melting pot that encourages TAY residents to connect with the City College student community and potentially to enroll. The site was formerly a MUNI bus turnaround and required an elaborate cooperation between several City agencies and private institutions. Community space includes a community room for after school programs and other activities, a TAY multi-purpose room, offices for on-site services, an exercise room, and 6,300 square feet of ground floor community serving retail. A LEED Gold equivalent, 1100 Ocean was lauded with the prestigious Affordable Housing Finance Readers Choice Award and an AIA Design Award for Special Commendation for Urban Transformation.
